What submittals usually need

  • Your association's application form, signed by the owner
  • Scaled site plan with property lines, existing and new work, and top of slope if any
  • Elevations with dimensions for walls, patio covers and fire features
  • Material details: brochures, samples or color photos of pavers, stone veneer and caps
  • Photos of the existing area
  • Drainage and lighting information where it applies
  • Neighbor notice or signatures, if your HOA asks (notice only, not approval)
  • Review fee, and possibly a deposit
  • Plan for about 45 days after a complete submittal, and don't start before written approval
  • City or county permits are separate from HOA approval
  • Changes after approval go back for re-approval before you build them

California Civil Code §4765 says that if your HOA requires approval for a change, it must have a fair, reasonable and quick procedure with a stated maximum response time, decide in good faith, and put its decision in writing. A denial must explain why and how to ask the board to reconsider. The law itself does not set a number of days — your HOA's own documents do (Talega, Niguel Shores and Ladera Ranch each publish 45 days).

Wolf Pack can help with permits and HOA submittals — ask when you text.
