San Clemente · South Orange County
Masonry and hardscape in San Clemente.
San Clemente is the southernmost city in Orange County, on the coast at the San Diego County line. It was laid out in the 1920s as a Spanish-style beach town, and the look is still everywhere: white stucco, red tile roofs, wrought iron, stone and terracotta.
Building here means keeping to that look, dealing with salt air and the marine layer, and working with hillside lots that step down toward the ocean. Newer neighborhoods inland, like Talega, add HOA review to the list.
South Orange County is our main service area.
What matters here
What San Clemente homes ask for.
Spanish Colonial houses
Smooth stucco walls, stone, terracotta and tile caps fit the town. We match wall finishes, columns, fireplaces and BBQ islands to the house — and show you in a 3D rendering before we build.
Salt air and efflorescence
Near the water, moisture moves through block, concrete and grout and leaves white mineral deposits on the face. Waterproofing behind walls, good drainage and sealed stone and concrete keep it down.
Coastal zone and slopes
Lots near the beach may fall in the coastal zone, which can mean an extra permit step through the city. Hillside lots need retaining walls and drains done right. We'll check with the city on your address.
