What matters here

What Dana Point yards ask for.

  • Ocean air on everything

Salt and moisture work into porous stone, grout and concrete and bring up white efflorescence on walls. We'll talk about sealing, waterproofing and materials that hold up near the water.

  • HOA architectural review

Many Dana Point communities have an HOA with design guidelines. Our renderings and written scope list materials, colors and dimensions you can attach to the application.

  • Bluffs, slopes and the coastal zone

Hillside and bluff-top lots need retaining walls and drainage planned together. Much of the city is in the coastal zone, so some projects may need a coastal permit — we'll check with the city on your address.

Questions

Dana Point questions, straight answers.

What's the white powder on my block wall?
That's usually efflorescence — minerals left behind when water moves through masonry and dries on the face. It's common near the coast. The fix is getting water out from behind the wall: waterproofing and a drain, then a sealed finish.
Can you work with my HOA?
Yes. We'll scope to your HOA's guidelines and give you renderings and a written scope to attach. The application itself goes through you and your HOA.
¿Hablan español?
Yes — se habla español. Call or text in whichever language is easier for you.
